Have you ever wondered what a Realtor actually does all day?
I think there’s a common misconception that being a Realtor is mostly opening doors, putting a sign in a yard, and waiting for the phone to ring. 😅
The truth? There is SO much that happens behind the scenes—and no two days are ever exactly the same!
So today, I’m taking you behind the scenes and giving you a peek at what a typical day in my life looks like as a Realtor.
☀️ The Day Starts With Mom Duty
Before I’m a Realtor, I’m a mom to three kids. ❤️
So, naturally, my day starts with getting everyone up, ready, fed, and out the door for school.
Once the kids are off and I’ve survived the morning rush, it’s time for a little self-care before the workday officially begins.
For me, that usually means grabbing my morning tea—shoutout to Jumpstart Nutrition in Grand Island! 🧋
Then… it’s go time!
🏡 Staying on Top of the Market
One of the first things I do throughout my day is check the local MLS and keep an eye on what’s happening in the market.
What new homes have hit the market?
What homes have gone under contract?
Have there been price changes?
What homes have sold recently?
I want to know what’s happening because my clients count on me to know what’s available and what’s happening in our local market.
If you’re buying a home, I want to know what options are out there so I can help you find the right fit—not just the first house that pops up.
And if you’re selling, understanding what similar homes are doing helps me provide you with information and guidance when it comes to pricing and marketing your home.
📱 Emails, Calls, Texts… ALL the Communication
A big part of my day is communicating with people.
Emails.
Phone calls.
Text messages.
Social media messages.
Client questions.
Agent questions.
Lender updates.
Inspector communication.
Title company communication.
And probably a few messages that start with, “Hey Kelsey, quick question…” 😂
Clear communication is one of the most important parts of my job.
Buying or selling a home can feel overwhelming, especially when there are so many moving pieces. My goal is to keep my clients informed, answer questions, and make sure they know what’s happening every step of the way.
I also spend time scheduling showings, coordinating inspections, and planning open houses around my clients’ schedules.
🤝 Meetings, Meetings & More Meetings
Believe it or not, there are quite a few meetings that happen behind the scenes too!
Depending on the day, I may be attending:
- Team meetings
- Mastermind groups
- Coaching calls
- Grand Island Board of Realtors meetings
- Nebraska Realtors Association leadership meetings
- Hope Harbor board meetings
- Committee meetings
I’m a big believer that continuing to learn, grow, and stay involved in my industry and community makes me a better Realtor for my clients.
📊 Preparing to List a Home
When I have a new listing coming up, there’s a LOT that happens before you ever see that “For Sale” sign in the yard.
I review market reports and comparable homes to help determine a pricing strategy and give my sellers informed advice.
Then there are listing agreements to complete and explain, professional photography to schedule, keys to collect, lockboxes to put out, and signs to install.
And then comes one of my favorite parts…
Getting the listing ready to shine online! ✨
I write the property description, select the photos that best showcase the home, enter all of the necessary information into the MLS, and make sure everything is ready for buyers to see.
Because putting a home on the market isn't just about listing it—it's about presenting it in a way that gets buyers' attention.
📝 Client Meetings, Offers & Negotiations
Then there are the times I get to sit down with my clients face-to-face.
During these meetings, we may review documents, go over the next steps in the buying or selling process, answer questions, or talk through important decisions.
And when an offer comes in—or when my buyer is ready to write one—things can get exciting!
I write and review offers, communicate with the other parties involved, and help negotiate the terms of the transaction.
My job isn't to make the decision for my clients.
My job is to give them the information they need to make informed decisions that are right for them.
📱 Creating Content… Yes, That's Part of My Job Too!
You may also find me sitting in my office talking to my phone. 😂
I set aside time to create social media content, film videos, write posts, and work on my blog.
And while this might look like the “fun” part of the job—and sometimes it definitely is!—there's a purpose behind it.
I want to share helpful information that makes buying and selling a home feel less confusing.
I want potential clients to be able to get to know me before we ever meet.
And I want my current clients to know that I’m continually working to grow my knowledge and provide them with valuable information.
❤️ And Then There’s My Favorite Part: My Community
Whenever my schedule allows, I love attending community events and supporting local businesses here in Grand Island and the surrounding communities.
Being involved in my community is important to me.
Real estate isn't just about houses.
It's about people, families, neighborhoods, businesses, and the community we all call home.
I genuinely enjoy getting out, meeting people, supporting local businesses, and being involved whenever I can.
So… What Does a Realtor Actually Do All Day?
The short answer?
A LOT. 😂
Some days I'm showing houses from morning until evening.
Other days I'm buried in paperwork, preparing a listing, negotiating a contract, attending meetings, creating content, or answering a million questions.
And sometimes, I’m doing all of those things in the same day!
But honestly, I wouldn’t have it any other way.
I love that every day is different. I love meeting new people, learning what’s important to them, helping them navigate the buying and selling process, and ultimately helping them reach their real estate goals.
Because at the end of the day, this business has never been just about selling houses for me.
It's about helping people through one of the biggest decisions they’ll make and making the process feel a little less overwhelming—and a lot more exciting.
So the next time you see your Realtor answering their phone, checking the MLS, running into a meeting, taking pictures, or talking to their phone in a parking lot…
