It should be exciting—but let’s be honest, it can also feel nerve-wracking, overwhelming, and maybe even a little scary.
There are lenders, pre-approvals, down payments, inspections, offers, closing costs, paperwork…and suddenly you might be wondering:
“Where do I even begin?”
That’s where I come in!
As a Realtor, one of my favorite things is helping first-time homebuyers understand the process and feel confident every step of the way. You don’t have to know everything before you get started—that’s why you have professionals there to help guide you.
So, if buying your first home is something you’ve been thinking about, here are a few things you should know before you start touring homes.
Step 1: Start With a Conversation
Before you spend your weekends scrolling through listings and falling in love with homes online, one of the best first steps is to talk with a Realtor.
I can help connect you with a lender who can best assist you with your homebuying goals.
There are many lenders and loan programs available, and a lender can review your financial information, discuss your options, and help determine what you may qualify for.
They can also help you better understand important things like:
- Your potential monthly payment
- How much of a down payment you may need
- Estimated closing costs
- Different loan programs that may be available to you
Having that information early can help you move forward with a much clearer picture of what buying a home could look like for you.
But Why Do I Need to Be Pre-Approved Before Looking at Homes?
You might be thinking, “I already have a pretty good idea of what I can afford. Can't I just start looking?”
Of course, you can look—but getting pre-approved first can save you a lot of disappointment later.
Here's why:
Imagine walking into a home and immediately falling in love. You can picture your furniture in the living room, your family gathered around the kitchen, and suddenly you're already imagining yourself living there.
Then you find out that the home is outside of the price range you qualify for—or outside of the monthly payment you're comfortable with.
Now, every home you look at afterward gets compared to the one you couldn't have.
Getting pre-approved first helps you shop with confidence. You’ll have a better understanding of your price range and, just as importantly, what monthly payment feels comfortable for your lifestyle and budget.
That means when you find a home you love, you can focus on the exciting part—deciding if it’s the right home for you!
So…What Does a Realtor Actually Do?
A Realtor does much more than unlock doors and show you houses!
When you first meet with a Realtor, you’ll talk about your goals, what you're looking for, your preferred location, your budget, and the type of home that fits your lifestyle.
Your Realtor will also review the different options for representation with you. If you choose to work with them as your Buyer’s Agent, you’ll review and sign a Buyer’s Agency Agreement.
This agreement outlines things like:
- How the Realtor will represent you
- Their duties and responsibilities to you
- How they are compensated
- How long the agreement lasts
But beyond the paperwork, your Realtor's job is really about getting to know you.
What is important to you?
What do you absolutely need in your next home?
What would be nice to have?
Where do you want to live?
What kind of monthly payment are you comfortable with?
Sometimes buyers think they know exactly what they want—until they start walking through homes. And that’s okay! Part of the process is discovering what features and spaces matter most to you.
Then Comes the Fun Part…House Hunting! 🏡
Once you’re pre-approved and ready to start your search, your Realtor will help you review available homes and schedule tours.
You’ll walk through different properties, compare features, and hopefully find “the one.”
And when you do?
Your Realtor will help guide you through the next steps, including reviewing the appropriate documents and submitting your offer.
They may also negotiate on your behalf to help you get the property at the best possible price and terms.
But the job doesn't stop once your offer is accepted.
Once you're officially under contract, there are still several important steps ahead. Your Realtor will help guide you through the process, which may include:
- Scheduling inspections
- Communicating with your lender
- Working with the title company
- Discussing inspection results and potential repair requests
- Keeping track of important deadlines
- Helping work through any unexpected bumps along the way
- Completing the final walkthrough
- Making it to closing day!

You Don't Have to Figure It Out Alone
