There are lenders, pre-approvals, showings, offers, inspections, negotiations, paperwork, deadlines, closing costs... and somehow you're supposed to keep track of it all while making one of the biggest financial decisions of your life.
That's where having a Realtor in your corner can make all the difference.
So, what does a Realtor actually do for a buyer?

It Starts Before We Ever Tour a Home
Before we jump in the car and start looking at houses, I want to get to know you.
What does your dream home look like? What are your must-haves? What would be nice to have? What areas do you want to live in? And just as importantly, what price range feels comfortable for you?
If you haven't already been pre-approved, one of the first things I can help with is connecting you with a lender.
There are a lot of lenders out there, and they offer different loan programs. A lender can review your financial information and help you understand what you may qualify for, what your estimated down payment and closing costs could look like, and what monthly payment feels comfortable for your budget.
And honestly, getting pre-approved before falling in love with a house is so important.
Imagine finding the perfect home. You can picture your furniture in the living room, your family gathered in the kitchen, and you're already mentally picking out paint colors...
Then you find out it's outside of the price range you're comfortable with or qualify for.
Talk about a heartbreak! 💔
Not only can that be disappointing, but it's also really hard not to compare every house you see afterward to the one that got away.
Getting pre-approved first helps us start the home search with confidence and focus on homes that truly make sense for you.
Then, We Find the Right Home
Once we know what you're looking for and what price range you're comfortable with, the fun really begins!
As your Realtor, I keep an eye on available properties and search for homes that fit your needs, wants, preferred locations, and budget.
But finding homes is about more than just setting up a search and sending you a list.
I want to know what really matters to you.
Maybe a big backyard is a must because you have dogs. Maybe you need an extra bedroom for a growing family. Maybe being close to work is more important than having a finished basement.
The more I know about you and what you're looking for, the better I can help narrow down the options.
When we find homes that check the boxes, I'll schedule the showings and we'll go take a look!
And here's the thing: photos can be deceiving.
A home might look amazing online but feel completely different when you walk through the front door. On the other hand, a home with less-than-perfect photos may surprise you in person!
While we're touring homes, I'm also there to help point out things you may not notice and answer questions along the way.
You Found “The One!” Now What?
This is where things can start moving quickly!
Once you've found the home you want to call your own, I'll help you put together an offer.
We'll go through the paperwork together so you understand what you're signing and what we're submitting to the seller.
Depending on the property and situation, an offer can involve much more than just the purchase price. We may discuss things like:
- Purchase price
- Closing dates
- Inspections and other contingencies
- Seller concessions
- Closing costs
- Rate buydowns
- Repair requests
- And other terms that may be important to you
My job is to help you understand your options and guide you through the process so you can make informed decisions.
Then, we negotiate!
Negotiations can sometimes involve a little back-and-forth, and having someone in your corner who understands the local market and the terms of the contract can be incredibly valuable.
Because the goal isn't just to get an offer accepted.
It's to help you secure the home with terms that work for you.
You're Under Contract... But We're Not Done Yet!
Getting your offer accepted is exciting—but there's still plenty happening behind the scenes!
If your purchase is contingent on inspections, I'll help coordinate the inspection process. Depending on the home and your needs, that could include a general home inspection, termite inspection, roof inspection, HVAC inspection, plumbing, electrical, foundation, and more.
Once the inspections are completed, we'll review the findings together and discuss any concerns or potential repair requests.
I'll prepare the necessary paperwork, communicate with the other side, and help navigate any additional negotiations that may come up.
At the same time, I'm staying in communication with everyone involved in the transaction—including your lender, title company, inspectors, and the other agent—to help keep things moving forward.
There are deadlines to keep track of, documents to sign, inspections to schedule, and occasionally a few unexpected bumps along the way.
My goal is to help keep you informed so you're not left wondering, “Okay... what happens next?”
Finally... Closing Day! 🔑
After all the paperwork, inspections, negotiations, phone calls, emails, and deadlines, we finally make it to the best part...
Closing day!
This is when you sign the final documents and officially become the owner of your new home.
And then comes one of my favorite parts of my job...
